Editor’s Note: November 2022 is open for applications from 23 November 2022 to 1 December 2022. First-timers applying for these BTOs will usually stand a higher chance with 4-room and larger flats in non-mature estates.

With more demand than supply in the housing market right now, you may or may not encounter a delay in your BTO ballot result like the one which happened for the August 2022 BTO exercise that saw more units snapped up at Tampines than those at the much-hyped about Prime Location Public Housing (PLH) flats.

The November BTO launch will give more hope to those who did not successfully ballot for the May or August 2022 BTO exercises as it will feature even more units this time – over 9,500 units across five estates, including one of the projects in Queenstown which is likely to be under the PLH model.

So, if you’re already eyeing BTO flats at either Queenstown, Kallang/Whampoa, Bukit Batok, Tengah or Yishun, here’s a quick overview of what the November 2022 BTO launch will have that may suit your preferences and needs.

The November 2022 BTO opened on 23 November 2022 10:00 hours. Let’s take a look at the projects that are available for this BTO launch. Applications closed on 1 December 2022, Thursday, 23:59 hours.

2. November BTO 2022: Queenstown

The November BTO Queenstown launch at Commonwealth Avenue West, Queen’s Crescent, and Ghim Moh Close.

The Queenstown BTO project comprising about 3250 units in total, including Community Care Apartments, 2-Room Flexi, 3-Room and 4-Room flats may appeal more to smaller households and the elderly. The three BTO projects are spread across Queenstown with the first site at Commonwealth Avenue West, the second site is at Queen’s Crescent, and finally the third site is located at Ghim Moh Close, off Ghim Moh Road which is near to the Buona Vista MRT Station (EW21/ CC22) running on East-West Line and Circle Line.

There is a great variety of schools in the vicinity including Henry Park Primary School, Anglo-Chinese School (Independent), Anglo-Chinese Junior College, Fairfield Methodist School (Primary/ Secondary), Queenstown Primary School, Singapore Polytechnic, Yale-NUS College, Nan Hua High School, NUS High School of Mathematics and Science, just to name a few.

As it’s at a pretty good location, these flats will probably be on the pricey side. One drawback about this batch of Queenstown BTO flats is that the biggest ones available are 4-room flats, so larger households looking for a 5-room flat will not be able to find a suitable choice here.

3. November BTO 2022: Kallang/Whampoa

The November BTO Kallang/Whampoa launch at Lorong 1 Geylang and Upper Boon Keng Road.

There will be about 470 units of 3-Room and 4-Room flats for the Kallang/Whampoa BTO launch. The flats location will be around Lorong 1 Geylang, off Sims Avenue and Upper Boon Keng Road. With Kallang MRT Station (East-West Line) located next to it, it’s convenient to get to other places such as Kallang Wave Mall, Leisure Park Kallang, PLQ Mall, Paya Lebar Square, and Bugis Junction.

What’s more, the famous Old Airport Road Food Centre, Singapore Sports Hub, Raffles Hospital, Farrer Park Hospital and KK Women’s and Children’s Hospital are nearby. For families with children, there are schools like Stamford Primary School, Broadrick Secondary School, Kong Hwa School, Geylang Methodist School (Primary/ Secondary) and James Cook University Singapore which are in the area too. 

Given its location and amenities, the Kallang/Whampoa BTO launch seems more appropriate for small households or couples without kids.

4. November BTO 2022: Bukit Batok

The November BTO Bukit Batok launch at Bukit Batok West Avenue.

Bukit Batok will be welcoming 790 units of 2-Room Flexi, 3-Room, 4-Room and 5-Room flats with the November BTO launch. If you’re one who looks forward to living near more greenery, this BTO along Bukit Batok West Avenue 2 may be a good choice for you because Bukit Batok Town Park and Dairy Farm Nature Park are nearby and there’ll also be an upcoming proposed park close to the area.

Accessibility to public transport is great too with Bukit Gombak MRT Station (NS3) as the closest station. 

Other amenities within this area include West Mall at Bukit Batok, Lot One Shoppers’ Mall at Choa Chu Kang, Junction 10, Hillion Mall at Bukit Panjang and Bukit Panjang Plaza. Bigger families may prefer the 5-Room flats here and can benefit from being near schools such as Dazhong Primary School, Hillgrove Secondary School, Lianhua Primary School, Dunearn Secondary School, St Anthony’s Primary School, Swiss Cottage Secondary School, Dulwich College (Singapore) and Millennia Institute.

5. November BTO 2022: Tengah

The November BTO Tengah launch at Tengah Garden Avenue.

The Tengah launch is another batch of BTO flats which offer alternatives for bigger households which consists of about 2070 units of 2-Room Flexi, 3-Room, 4-Room and 5-Room flats. Although the location is not very sought-after by most new or existing homeowners, the flats of these two projects in this non-mature town are relatively cheap as compared to the other launches in November.

Tengah is a little like Punggol many years ago when it was “ulu” and “car-free” with lush greenery and a forest corridor. So those who are in search of a home that’s nestled away from the hustle and bustle, Tengah could be a viable option.

Currently, there’s not many amenities, dining or shopping choices available there,  so you’ll have to head to the nearby Bukit Batok and Choa Chu Kang towns. However, plans to build a neighbourhood centre integrated with polyclinic, health and medical care facilities and services, are in progress. As of now, schools which are nearby include Jurongville Secondary School, Jurong Primary School, Hua Yi Secondary School, Fuhua Secondary School, Dunearn Secondary School, Dazhong Primary School, Dulwich College (Singapore), and more. 

6. November BTO 2022: Yishun

The November BTO Yishun launch at Yishun Avenue 1.

The 3 projects for this November’s Yishun BTO launch will be good news to those who didn’t manage to get a Yishun unit during the May 2022 BTO exercise. If you happen to be one of them, you can take your pick from an estimated 2960 units featuring 2-Room Flexi, 3-Room, 4-Room and 5-Room flats.

Located along Yishun Avenue 1, these flats are more affordable in comparison to those in many other neighbourhoods. Again, bigger families can look forward to the benefits of staying  in this area with Northpoint City Mall, Yishun Park Hawker Centre, Wisteria Mall and Causeway Point nearby. 

Amenities like Khoo Teck Puat Hospital, Yishun Community Hospital, SAFRA Yishun Country Club and Lower Seletar Reservoir offer medical and recreation choices respectively, and those with kids can consider schools such as North View Primary School, Huamin Primary School, Northbrooks Secondary School, Naval Base Primary School, Orchid Park Secondary School, Chung Cheng High School (Yishun). 

7. Should I apply for November BTO 2022?

It’s a well-known fact that BTO projects will be delayed in our current post-pandemic situationn and in the near future, so you can expect to wait for about 4 to 5 years. If you run out of patience or have family plans, there’s still the resale market to turn to.

8. When can I apply for the November BTO 2022 launch?

To make sure that you don’t forget to apply on time, you can sign up for the HDB’s eAlert Service when the November BTO 2022 projects are open for application on 23 November 2022. Click on [New Subscription] > [Sales Launches] and follow through until confirmation. You’ll be able to pick either email or mobile SMS alerts.

9. Will there be a SBF launch in November 2022?

Yes, the HDB Sale of Balance Flats (SBF) launches usually happen twice a year in May and November. So this November, the unsold units from previous BTO launches will be up for grabs. Thereafter, any remaining unsold units after SBF can be applied for through HDB Open Booking of Flats

10. Is Open Booking available in November 2022?

At the moment, all units for open booking have been booked. According to HDB, the next update on flats available for viewing will be in March 2023.

11. HDB BTO grants to consider

With rising inflation now, a grant for your HDB BTO can help you offset your HDB flat purchase costs. Currently, here are the HDB BTO grants available:

  • Enhanced CPF Housing Grant (EHG) – Up to $80,000, for households with a combined income of $9,000 and below
  • Step-Up CPF Housing Grant – $15,000, for married couples or families living in a 2-room flat in who wish to upgrade to a 3-room flat in a non-mature estate, or those living in public rental flats who wish to buy a 2-room or 3-room flat
  • Proximity Housing Grant – $30,000 to live with your parents/ child, or $20,000 to live near your parents/ child (within 4km)
