If this is your first time applying for BTO, you’ll have a higher chance with 4-room and larger flats in non-mature estates.

In spite of the hype about the Prime Location Housing (PLH) flats, the May 2022 BTO exercise saw muted interest in the PLH flats in Queenstown and Bukit Merah.

Instead, surprise surprise, it was the heartland projects that were heavily oversubscribed. Apparently, there are actually lots of people who don’t mind living in Yishun

Those who balloted successfully in the May 2022 launch should have received their queue number by now

For the rest of us, don’t despair, as it’s time for the August 2022 BTO exercise, which has been hotly anticipated as the Redhill precinct project Alexandra View will finally be launched after being moved from the May 2022 exercise to this one.

The August BTO launch will feature about 4,960 units across seven estates, including two projects in Bukit Merah, which are likely to fall under the purview of the PLH model.

So, ballots at the ready, and let’s see what the August 2022 BTO launch has in store for us.

1. August BTO 2022 Launch: Overview

The August 2022 BTO opened on 30 August 2022 10:00 hours. Here’s a summary of the projects that are available. Applications closed on 5 September 2022, Monday, 23:59 hours.

2. August BTO 2022: Central Weave, Ang Mo Kio (Q2 2028)

The Central Weave Ang Mo Kio BTO project will consist of 896 flats in total ranging from 2-room flexi, 4-room, 5-room to 3Gen flats, making it a choice launch for bigger households looking for a large flat in a mature estate. 

The BTO project will be located on Ang Mo Kio Avenue 8 and bounded by Ang Mo Kio Central 2 and Ang Mo Kio Central 3, about 9 minutes’ walk from Ang Mo Kio MRT station.

The BTO project occupies a central location in Ang Mo Kio, with a plethora of shopping options within walking distance, including Harvey Norman Djitsun Mall, Courts Ang Mo Kio, Broadway Plaza Shopping Mall, Jubilee Square Shopping Mall and AMK Hub Shopping Mall

For parents with kids, there are numerous schools of all levels within 15 minutes’ walk, including Jing Shan Primary School, Anderson Secondary School, Nanyang Polytechnic and Anderson Serangoon Junior College.

Thanks to the project’s excellent location in a popular mature estate, this launch is likely to be heavily oversubscribed. The main drawback is that 3-room flats are not available, meaning that smaller households or couples not intending to have kids might have to look elsewhere.

3. August BTO 2022: Alexandra Vale, Redhill (Q2 2028)

The BTO launch at Alexandra View is one of two projects in mature estate Bukit Merah. It was supposed to be launched in May 2022 but was carried over to the August 2022 launch. There will be 782 units of 3-room and 4-room flats up for grabs.

The Redhill BTO project falls under the PLH model.

The biggest advantage of this launch is its fabulous city fringe location. It is only about 100 metres from Redhill MRT station, which is like 2 minutes’ walk away.

The BTO project also occupies a great location within the Bukit Merah neighbourhood, with a Fair Price Finest just across the road and amenities like Delta Swimming Complex and Leng Kee Community Club located a short walking distance away.

There are numerous schools in the vicinity including Crescent Girls’ Secondary School, Gan Eng Seng Primary School, Gan Eng Seng School, Queenstown Secondary School and Bukit Merah Secondary School, to mention a few.

Thanks to its unparalleled location, these flats are likely to be pricey. If you can afford one, the main drawback is that only 3-room and 4-room flats are available, so larger households in need of a 5-room flat will not find what they’re looking for here.

4. August BTO 2022: Havelock Hillside (Q4 2028)

The second BTO site in mature estate Bukit Merah will be on Havelock Road, just 4 minutes’ walk from Havelock MRT, which opens later this year, and 8 minutes’ walk from Tiong Bahru MRT. 

The project falls under the PLH model.

The site is located very close to the Singapore River and areas like Robertson Quay and River Valley, which makes it ideal for those who want the convenience of a good city fringe location. The area’s main shopping mall, Tiong Bahru Plaza, is located only 8 minutes’ walk away.

For parents with kids, schools in the area include Gan Eng Seng Secondary School, Alexandra Primary School, Crescent Girls’ Secondary School and Zhangde Primary School.

The Havelock Road launch consists of 869 units of 3-room and 4-room flats, making it more appropriate for smaller households or couples without kids who have the cash to spend on a city fringe location.

5. August BTO 2022: Choa Chu Kang, Keat Hong Grange (Q4 2026)

Choa Chu Kang is not exactly the most sought-after neighbourhood, but at least that means that flats in this non-mature estate are likely to be relatively cheap.

The launch consists of 987 units of 2-room flexi, 3-room, 4-room and 5-room flats, and is located on the plot of land bordered by Keat Hong Link, Choa Chu Kang Avenue 7 and Choa Chu Kang Grove.

Residents of the BTO project will have to rely on the LRT system to connect them to the MRT network, with Keat Hong LRT station located about 10 minutes’ walk away. The nearest MRT station, Choa Chu Kang, together with the area’s main shopping mall, Lot One Mall, is about 21 minutes’ walk away.

Schools in the area include Choa Chu Kang Primary School, South View Primary School, Teck Whye Secondary School and ITE College West.

The BTO flats are in an area that is currently being redeveloped, so amenities are not plentiful at the moment and there might be quite a bit of construction in the area.

The strong points of this project are the availability of a wide range of flat types and the low price. But be prepared to live in a far-flung location and to be at the mercy of the LRT.

6. August BTO 2022: Jurong East Breeze (Q2 2028)

562 units of 2-room flexi, 3-room and 4-room flats will be launched in Jurong East, bordered by Jurong East Street 24 and Bukit Batok Avenue 1, about 5 minutes’ walk from upcoming MRT station Toh Guan, which is scheduled to open in 2028.

Parents with kids will benefit from the fact that there are two schools, Yuhua Primary School and Crescent Secondary School, located right next door.

One of the big draws of the BTO project is that the Jurong East area is located about 18 minutes’ walk away, with popular shopping malls such as Westgate, JEM, JCube and IMM, as well as the Jurong East MRT Interchange.

As 5-room flats are not available, this BTO project is more suited to smaller households. Those who work in the west will find the location desirable, particularly when the new MRT stations are built.

7. August BTO 2022: Tampines Sun Plaza Spring (Q2 2026)

Consisting of just 267 units of 4-room and 5-room flats, the Tampines BTO launch will be a small one that is expected to be oversubscribed due to limited supply and the fact that Tampines is a mature estate.

The BTO project will be located on Tampines Street 41, about 13 minutes’ walk from Tampines MRT station and 16 minutes’ walk from Tampines East MRT station, enjoying access to two MRT lines. Tampines MRT Station is also right next door to a bus interchange and the area’s biggest mall, Tampines Interchange.

The flats are located right next door to Gongshan Primary School. Other schools in the vicnity include Pasir Ris Secondary School, Tampines North Primary School, Dunman Secondary School and the former Tampines Junior College.

As the BTO project includes only larger flat types, this project is likely to be popular with families with children and larger households. Tampines is relatively affordable for a mature estate, and can be a good option for those who want to live in the east in a popular and established neighbourhood.

8. August BTO 2022: Woodlands South Plains (Q1 2027)

The Woodlands BTO project will consist of 630 units of 2-room flexi, 3-room and 4-room flats, and will be located on Woodlands Avenue 1 and bordered by Woodlands Drive 16 and the under-construction Woodlands Avenue 6.

It will be located right across the road from Christ Church Secondary School and Woodgrove Secondary School, making it a convenient choice for families with kids. Other schools very close by include Innova Primary School, Singapore Sports School and the former Innova Junior College.

Despite the rather far-flung location, connectivity to the flats is decent as Woodlands South MRT is just 6 minutes’ walk away. The area’s main mall Causeway Point is about half an hour’s walk away.

As the Woodlands project is expected to be affordable, it can be a good choice for smaller households looking for a 4-room and smaller flat.

9. November BTO 2022

Locations for the next BTO launch in November 2022 are now available. They are:

  • Bukit Batok BTO Nov 2022: Bukit Batok West Avenue 5, opposite Dazhong Primary
  • Kallang/ Whampoa BTO Nov 2022: At Kallang MRT station
  • Queenstown BTO Nov 2022: Right opposite Dover MRT station
  • Queenstown BTO Nov 2022: Along Queensway, next to Queensway Shopping Centre & Alexandra Fire Station
  • Queenstown BTO Nov 2022: Opposite Buona Vista MRT station, at current Ghim Moh Close open air carpark (next to Ulu Pandan Community Club)
  • Tengah BTO Nov 2022: Right next to station Hong Kah JS4, Jurong Region Line MRT
  • Yishun BTO Nov 2022:  Right next to/ overlooking Seletar Reservoir, along Miltonia Close, next to Skies Miltonia

10. Should I apply for August BTO 2022 launch?

It’s now an accepted fact that BTO flats will take longer to be built than before the pandemic, so you could find yourself waiting 4 to 5 years. If that’s too long, you might be better off turning to the resale market.

11. When can I apply for August BTO 2022 launch?

Sign up for the HDB’s eAlert Service to receive an alert when the August BTO 2022 projects are open for application on the 30 August 2022. Select [New Subscription] > [Sales Launches] and click through until confirmation. You can opt for email or mobile SMS alerts.

Once the announcement is made, you’ll have to start preparing your application immediately. So long as you don’t miss deadline, you’ll have an equal chance to be allocated a BTO queue number.

12. Will there be SBF launch in August 2022?

In a Sale of Balance Flats (SBF) exercise, leftover flats from previous HDB BTO launches are sold to applicants.

SBF exercises happen twice a year, in May and November. Therefore, the next SBF exercise will be in November.

13. Will there be Open Booking in August 2022?

Flats sold through a process called “open booking” are left over from previous sales launches that were given up by people who had previously successfully been allocated them them or repurchased by the HDB.

The next Open Booking exercise will take place in September.

14. How to increase my BTO ballot chances?

You can sign up for up to two priority schemes to raise your chances of being allocated a flat.

Here’s are the various priority schemes you can apply for::

  • Priority for first-timers – Eligible for applicants applying for an HDB flat for the first time
  • Parenthood priority scheme (PPS) – Eligible for first-timer married couples with citizen children or who are pregnant
  • Multi-generation priority scheme (MGPS): Eligible if you apply with your parents…. And you and your spouse have children
  • Married Child Priority Scheme (MCPS): Eligible if you are married and you’re applying to a house near your parents’
  • Third Child Priority Scheme (TCPS): Eligible if you have more than 2 childre
  • Assisted Scheme for Second-Timers: Divorced/ Widowed Parents (ASSIST): If you’re divorced but with children
  • Tenants’ Priority Scheme (TPS): Eligible if you’re renting an HDB flat, or if you’ve been affected by en bloc (SERS) relocation
  • Senior Priority Scheme (SPS): Eligible if you are a senior applying for a 2-room flexi flat near your parents’/married child’s home

15. List of HDB BTO grants available

If you’re considering a grant for your HDB BTO to help offset the high purchase costs, we’re sorry… there aren’t many grants available at the moment. Here is a comprehensive list of all HDB BTO grants available:

  • Enhanced CPF Housing Grant (EHG) – Up to $80,000, for households with a combined income of $9,000 and below
  • Step-Up CPF Housing Grant – $15,000, for married couples or families living in a 2-room flat in who wish to upgrade to a 3-room flat in a non-mature estate, or those living in public rental flats who wish to buy a 2-room or 3-room flat
