If you’ve been waiting for a big BTO launch with plenty of options and (finally) shorter wait times, the February 2026 sales exercise might just be your moment. HDB has dropped a massive bundle—4,692 new BTO flats across 6 projects in Bukit Merah, Sembawang, Tampines, and Toa Payoh, plus a bumper crop of 4,320 Sale of Balance Flats (SBF) scattered islandwide.

What’s different this time? About 8 in 10 BTO flats on offer will be ready in under 4 years, with 3 projects (including Tampines Bliss) featuring ultra-short wait times of less than 3 years. Tampines Bliss even sets a new speed record at just 1 year and 11 months. If you’re tired of waiting, these SWT (Shorter Waiting Time) flats could mean moving in faster than you ever thought possible.

Applications are open from 4 February to 11 February 2026. In this guide, we break down the confirmed prices, project highlights, and what you should know if you’re considering the Feb 2026 BTO launch.

Have you applied for your HDB Flat Eligibility (HFE) letter? HDB advises you to submit your application and all required documents by 15 Dec 2025 if you intend to apply for a BTO flat this Feb 2026. Prices start from just $150,000 for a 2-room Flexi, $304,000 for a 4-room, and $439,000 for a 5-room—some of the lowest you’ll find for new flats. Waiting times are fairly reasonable too, at 33 to 44 months. In short: if budget and breathing room matter more than postcode bragging rights, Sembawang delivers.

Location and accessibility—Where you live

Sembawang isn’t exactly next door to the CBD—count on over an hour by MRT, though it’s just about 30 minutes if you drive. But that’s part of the charm for many buyers: quieter surroundings, less hustle, and a slower pace. 

The essentials are all here—hawker centres, Sun Plaza mall, a good mix of schools, and a new community club. On-site, you’ll find preschools, shops, and even a minimart. Sure, it’s not city living, but if you’re after tranquillity and family-friendly vibes, Sembawang is worth considering.

Long-term value—What it’s worth

Resale prices for 4-room flats nearby sit at $585,000 to $675,000—pretty okay compared to the entry price. You’re unlikely to see the crazy appreciation of city-fringe BTOs, but you’re also paying a lot less upfront.

The wait is short at just 32 months, which only adds to the appeal. In my view, this is going to be one of the hottest launches of 2026 for those set on a central Tampines location.

Location and accessibility—Where you live

You won’t find better convenience—Tampines MRT, shopping malls, hawker centres, community facilities, and top schools are all within easy reach. Living here, almost everything you need is at your doorstep: Our Tampines Hub, three malls, multiple schools, sports centres, and even a library. 

Getting to the CBD takes 40+ minutes by public transport (30 by car), but with so much going on in Tampines itself, you may rarely feel the need to leave.

Long-term value—What it’s worth

4-room resale flats in Tampines already fetch $738,000 to $828,000, suggesting strong capital upside for BTO buyers. With Plus project rules, you’ll need to stay put for a bit longer, but that helps keep demand (and prices) steady. 

Based on past launches—like Simei Symphony in Jul 2025, where 2-room Flexi (singles) rates hit 43.9 and 4-room first-timers hit 6.7—I honestly expect this to be one of the most competitive BTO launches of 2026, especially given the small supply and prime address. If you want a real shot, make sure your application strategies are on point.

Only a handful of other new launches—like Tampines Nova (2 years 8 months) and Sembawang Deck (2 years 9 months)—come close, and most BTOs are much slower. If you want a new flat soon and don’t need a 5-room, this one’s worth a serious look.

Location and accessibility—Where you live

While it’s not right next to an MRT, Tampines Street 22 gives you easy access to both Tampines and Simei stations (just be ready for a slightly longer walk). On the plus side, you’re surrounded by reputable schools, major malls, and food centres—so daily errands and meals are a breeze. 

Leisure options like SAFRA and community clubs are nearby too. The location strikes a nice balance between quiet residential vibes and access to Tampines’ bustling town centre.

Recent resale transactions for 4-room flats in the area hover between $688,000 and $758,000, which points to healthy potential upside. Don’t let the project’s quieter setting fool you—Tampines BTOs remain highly sought-after. At the last launch in the area (Simei Symphony), application rates for 4-room flats hit 6.7 for first-timers despite being outside the Tampines core. With limited supply here, I expect demand to stay fierce. If you’re aiming for a unit, be ready for stiff competition when balloting opens.

Now for the honest bit: Kim Keat Crest isn’t doorstep-to-MRT territory—Potong Pasir is the nearest, but you’ll probably rely on buses for your daily commute. The upside? You’re surrounded by classic Toa Payoh perks: bustling hawker centres, reputable schools, sports facilities, shopping at Toa Payoh Hub, and a true sense of community. You get all the charm and convenience of a mature estate, just with a little extra travel time.

Long-term value—What it’s worth

Toa Payoh BTOs have a reputation for sky-high demand, but things might be a little more balanced this time. My research shows that application rates for 4-room flats have actually dropped—falling from 6.4 in Jul 2025 to 3.3 in Oct 2025. 

The same trend appears for 2-room Flexi and 3-room units. So, while competition will still be stiff, your chances could be better than in previous years. 

As for value: Toa Payoh continues to command some of the highest resale prices islandwide, with the median 4-room flat hitting a jaw-dropping $986,000 in Q3 2025. This estate’s long-term appeal and investment upside remain as strong as ever.

2) If a town has two BTO projects launched at the same time, can I apply for a specific project?

No—you apply for the town, not the individual project.

If a town (like Sembawang or Tampines) has two BTO projects in the same sales exercise, applicants submit their application for the town. After the ballot, successful applicants will be invited to select a flat from whichever units remain available across both projects at their turn.

What this means for you:

  • You cannot “choose” which specific project you get to ballot for upfront.
  • If you have a strong preference for one location or block over another, your chances depend on your ballot number and what’s left when your selection time comes.
  • For hot towns, popular units may be snapped up quickly, and you may only be able to book units of the project that was not your first choice for that town.

3) What are the biggest pitfalls to avoid when applying for a BTO?

  • Only targeting the hottest projects: Highly sought-after towns mean tougher competition and lower ballot odds.
